Pacific Planning Group was created by its principal, Karen Martin in 1996.  PPG specializes in processing land entitlements and preparing professional preconstruction reports for commercial retail clients, residential and mixed use developments. Our clients range from publicly traded companies to the small land owner. PPG's long term relationships with regulatory agencies, as well as the City, County, and State allows PPG to bridge the gap between local municipalities and the development world.

 

Our Process & Services

Phase I: Site Qualification

Clients rely on Pacific Planning Group while exploring potential site acquisitions.

Zoning Summaries, Preliminary Site Assessments, and Due Diligence Reports are prepared to identify a projects potential opportunities and constraints.

Working hand in hand with local municipalities, and researching complex zoning codes, PPG is able to quickly eliminate the time consuming stages required by a developer in the initial phases of the development process.

 

Phase II: Due Diligence INvestigation

PPG specializes in the entitlement processes for ongoing and future development projects including:

  • Estimating preliminary projected costs

  • Plan Check process fee research

  • Due Diligence Research (Title report & Survey Review)

  • Feasibility Site Plan Production

  • Utility Availability Research & Associated Fees

PHASE III: Municipal Approval Process

PPG clients receive one on one support from some of the industries most productive minds, as their plans are taken from concept to completion.

PPG will design a comprehensive path to meet your needs by creating a strategic roadmap to bring a project smoothly through the development process.

PPG has established long term positive relationships with municipalities and communities, relationships that are essential in gaining project support.

 

Phase iv: Building Permit & Plan Check

  • Plan check submittal including assemblage of drawings, completion of forms, corrections and resubmittal tracking & follow-up with departments/agency. Pull required construction permits

  • Coordinate Title issues with surveyor 

  • Coordinate Bond Issues

  • Coordinate with Utility Providers

We believe when we improve one area of society (like the water we drink and the energy we use), it has a ripple effect, bringing more harmony to everything in our environment, from civic engagement to our global economics. Forming this B corporation is the first step towards a more environmentally, socially conscious, and sustainable future.
